Overcoming challenges
The brief, and how we landed it
The challenge
The FF&E contractor defaulted on the door package 14 weeks before the first floor handover, and the doors were on the critical path: no certificate of occupancy without them. The interior scheme required doors veneered to match the guestroom casework, which ruled out catalogue product. Sequencing was unforgiving — floors handed over six at a time, and on-site storage was limited to one week of doors.
How we delivered
We re-engineered the door to the tested Ei 30 configuration with the project veneer and ran all 480 leaves on a single production line, batching by rating, width and veneer batch so corridor and guestroom doors matched. Every door shipped as a numbered set — leaf, pre-hung frame, hardware pack, seals — matched to its room number and installation manual. Six phased deliveries matched the handover calendar, each with frame templates and node drawings for the local contractor.

Value engineering on this project
Batching all 480 leaves by width and veneer batch cut veneer waste to under 8% and kept corridor-to-room colour match within one dye lot. Consolidating to one hardware set across the hotel reduced the hardware SKU count from eleven to four and simplified the maintenance spare-parts shelf. Flat-packing frames separately from leaves cut one full container from the programme.
