Overcoming challenges
The brief, and how we landed it
The challenge
The general contractor's fit-out programme slipped by six weeks, but the opening date was fixed by the owner's franchise commitment. The original spec called for book-matched marble across 2,400 m² of lobby surfaces at a price that had already blown the FF&E budget line. FF&E had to clear customs and reach the site before the tower crane was dismantled, leaving a hard delivery window.
How we delivered
We consolidated the atrium millwork, casegoods and stone surfaces under one production schedule and one QC regime. The 14-metre atrium feature wall was split into 14 numbered panels, trial-assembled in the factory, and packed with node drawings for the local contractor. Lobby surfaces were re-specified to large-format sintered stone, cut and dry-laid in-house before crating. Two staggered container waves landed within the crane window.

Value engineering on this project
Replaced book-matched marble with 6 mm sintered stone slabs, cutting surface cost by roughly 38% while keeping the design intent of continuous veining. Casegood carcasses were re-engineered from solid framing to veneered engineered board with the same reveal details, saving 12% on the furniture line. Pre-agreed interface drawings with the local fit-out contractor avoided on-site re-work.
